The County Surveyor does not perform surveys of private land.

Public Land Surveys

There are approximately 1,360 public land survey monuments maintained by Carver County. These corners that were originally set from 1853-1858 control the position of every land parcel. Today they are typically perpetuated with standard cast iron monuments. Corner Ties and County Coordinate Values are available as an aid to using these monuments. Plat Checking

Before any plat can be recorded at Carver County, it must be checked by the County Surveyor for compliance with appropriate statutes and ordinances. Carver County follows the current statewide Manual of Guidelines For Platting In Minnesota and the county specific Plat Map Addendum below. Private sector surveyors that typically prepare plats are responsible for submitting the document. The initial checking process usually takes 10-15 business days.

What you need:

  • Two full-size paper copies
  • Current title commitment (or opinion)
  • Final grading plan for GIS use
  • New for 2023: Lot area map or database file/printout for Assessor use
  • Plat checking fee ($300 per plat plus $30 per lot, outlot, park or unit). Read the full Fee Schedule

Township Property Splits

The County Surveyor reviews and approves Minor Subdivision and Boundary Adjustment legal descriptions on behalf of the Land Management Office. These descriptions are normally contained within the Certificate of Survey submitted as part of the application process. To avoid delays in approvals and/or transfer documents, the private surveyor should proof for all typos, compare descriptions to the survey graphics, and where applicable, compare or address any adjoining description issues. These oversights cause the most delays.

Right-of-Way Plats

For certain highway projects, the county consults with private surveying and engineering firms to create state statute directed plats outlining right of way interests. Please consult with the county surveying staff for road information and drafting standards.

Land Parcel Mapping

The County Surveyor’s Office prepares and maintains the county-wide land parcel mapping system in GIS. Maps known as Half Section Maps are generated as part of the parcel mapping system. They cover the entire county, and depict all tax parcels and public road corridors.
